Enjoying your Home More
Adding a utility room or toilet and shower area, removing or indeed building/reinstating a previously removed wall or even moving a door, can make a huge difference to the enjoyment of your home. Internal Alterations will not need planning permission but will require Building Regulation Approval.
This can be achieved through a Building Notice procedure, without the need for drawings – a simple process of filling in an application form and paying the Council a fee. The work is inspected by the Council and an approval given.
Detailed Construction Drawings
For more complicated Internal Alterations – removing a load bearing wall, installing a toilet, etc – it is recommended that Home Extension Designs prepare a detailed construction drawing, which will be of use for obtaining competitive builders prices and gain Full Building Regulation approval off of the Council.
We’ll Arrange Structural Alterations
If a structural engineer is needed to design a steel beam to replace a load bearing wall Home Extension Designs will arrange this for you, based on our detailed drawings, using our very experienced Structural Engineer.

We’ll start with a FREE initial on-site visit from one of our experienced consultants.
At this initial meeting we will carefully listen to your requirements, advise you on other creative options for your internal alterations and help you to understand and decide upon the best solution for you and your budget.
Council Permissions & Regulations
We will then discuss your local Council’s permissions, regulations and requirements which may, or may not be needed; give budget build costs and other procedures, and explain how the fee structure works.
It is likely that Planning Permission will NOT be required for the majority of internal alterations.
Free Quotation
After discussing your options and agreeing a way forward, we will prepare a free quotation detailing all of the project’s milestones, examples of our work and any other relevant information.
